Privacy Policy for Property ROI Calculator
Last updated: April 22, 2026
Property ROI Calculator is a Chrome extension that helps users estimate rental income and ROI for UK property listings and fetch Local Housing Allowance rates from the official Valuation Office Agency service using a postcode entered by the user.
What data the extension handles
The extension may handle the following user-provided data when the user chooses to use the calculator:
- Property postcode entered by the user
- Purchase price entered by the user
- Room count and room category selections entered by the user
- Maintenance, insurance, management fee, and uplift values entered by the user
How the data is used
- The postcode, selected claim month, and selected claim year are sent to the official VOA LHA Direct service to fetch the relevant LHA rates for the user.
- The calculator values entered by the user are used locally in the browser to calculate estimated weekly rent, annual rent, and ROI.
- The extension is designed to provide a user-facing property investment calculation feature only.
What data is transmitted
When the user clicks Fetch latest LHA, the extension sends the postcode and selected month/year to:
https://lha-direct.voa.gov.uk/
No other calculator values are intentionally transmitted to third-party services by the extension.
What data is stored
The extension does not intentionally store personal data on a remote server. Calculator values are used in the active browser session to display results to the user.
Data sharing
The extension does not sell user data. The only external data sharing required for functionality is the transmission of the postcode and selected month/year to the official VOA LHA Direct website in order to retrieve LHA rates requested by the user.
Websites where the extension runs
The extension runs on supported property listing pages, currently including Rightmove and Zoopla pages, so the calculator can be shown while the user is reviewing a property listing.
Browsing activity
The extension is not designed to track browsing history, build user profiles, sell browsing activity, or use browsing activity for advertising purposes.
Security
Requests to the VOA service are made over HTTPS. The extension is intended to limit external requests to only those needed for the user-facing LHA lookup feature.
Children
This extension is not directed to children.
Changes to this policy
This privacy policy may be updated from time to time. The latest version should always be made available at the published privacy policy URL associated with the extension listing.
